Location: Leucadia, CA
Type: Restaurant
Size: 12,500sf
Budget: $485,000
The project scope included construction of a new two-story structure, outdoor patio (Backyard) and kitchen areas, as well as a new parking lot and trash enclosures, all while the existing kitchen and dining spaces remained open and operating. APS deconstructed structures on the adjacent property and cleared the lots to expand the restaurant real estate to 3x its original footprint. The expansion of PPH involved opportunities for APS to use our value engineering and design abilities as well as special in-house skills such as finish carpenter and welding. Special note: The new trash enclosures are constructed with reclaimed shipping container panels left over from another project!
When we first looked at the project with Owner Brian McBride, it was clear our approach to project management and problem-solving would be a good fit. Due to many challenges with interpretation by the local building department and the significant amount of topographic nuances, this project took more resources then anyone could have ever imagined. We learned countless lessons that will make us better advisers, designers, and contractors going forward.
Our main success in this project has been maintaining a positive and productive relationship with our client, and continuing to provide cost-effective solutions from beginning to end while maintaining high quality of work performed.
